Charlie Fields made a motion that Frank Musmanno sit in for Tom Taylor. Jack Sheehy seconded the motion. All voted in favor.
2.0 Minutes
2.1 Fields made a motion that the minutes of November 7, 2006 be accepted as written with the correction to 7.2 the topography is required and or ask that it be in writing. Musmanno seconded the motion. All voted in favor.
3.0 Public Hearing:

5.0 Driveway Permits:
5.1 None.
6.0 Sign Permits:
6.1 Bob Bachand, requested a sign permit to be placed on his property on Faxon Hill Road. Fields made a motion that the sign permit be tabled until Bachand provides the business permit # and a copy of the sign for review.
6.0 Old Business
6.1 The Board reviewed some proposed changes to the Town's Land Use Ordinance.
The following are the proposed changes:
In the present LUO section #201: Area, Frontage, Depth and Coverage
The present requirement reads: Lot area. Not less than two acres.
Suggested change: Lot area. Not less than two acres of usable land, e.g., with no slope greater than 25 degrees and no wetlands.
#310 Cluster Developments
3rd paragraph
Present requirement: Provision shall be made for common open space, at least 50% of which shall be usable, (e.g. with no slope greater than 25% and no wetland.)
Suggested Changes: Provision shall be made for common open space, at least 50% of which shall be usable, (e.g. with no slope greater than 25 degrees and no wetland) All owners with deeded right to the common land shall have access to said land.
4th paragraph
Present requirement: The total area of the parcel/development shall be at least 15 acres. The minimum lot size for each dwelling shall be one ace, with a minimum road frontage of 100 feet.

Section 202
Present requirement: No structure, except fences, walls, driveways, utility poles and on-site waste disposal systems, may extend closer to a lot-line than any of the following distancesÉ.
Proposed Change:
Add to the end of septic fields must be set back a minimum of 35 feet from the road culvert.
6.2 Sheehy advised that the Town's attorney had received a letter from Attorney Britain regarding the proposed Cash Subdivision. - Filed
6.3 The Board reviewed the Ashuelot Water Management Plan report and will discuss at the next meeting.
7.0 New Business
7.1 The Board reviewed the submission for the Annual Town report. Sheehy to forward to the Board of Selectmen.
